Louisville Real Estate Update (August 2015 – July 2016)
Overall, most of Louisville saw home sales come up short when compared to July 2015… which just so happen to be a record-setting month. So, when you put things in perspective it’s truly not a terrible performance.
Housing inventory levels remain incredibly low and this has hampered our sales activity from being even stronger. A few of our MLS areas below still managed to beat out the previous year.
The real story is home prices which are moving higher in almost every part of the city. Three MLS areas (#7 Jeffersontown, #8 Middletown and #21 South Oldham) in particular, saw home prices rocket to record levels. Wow!
Like most of the city Area 2 saw home sales drop in June and July. At least prices are higher and the trend-line is moving in an upward trajectory.
After a strange median sales price in June, it rebounded higher in July for our St. Matthews real estate area. Sales just missed matching last year’s mark.
After beating the previous year’s mark in June, Area 6 came up short in July. Even still… fairly strong numbers here.
Bigger drop in sales while prices moved to their highest levels ever for our Jeffersontown MLS area. Look out!
Once again, Area 8 mimics Area 7 in both of our monthly metrics. Overall home appreciations will be strong in 2016.
Little better home sales here while the rest of the city dips. Prices came back to join the trend-line.
Not the best month for home sales in North Oldham with just a few more than 50 properties selling in July. Prices also remain fairly flat.
Prices jump even higher in July for South Oldham real estate. Sales activity was down just a handful of units.
