Welcome to Louisville real estate reports for September 2014!
Most areas in our Monthly MLS areas saw home sale prices declining as we move from the Summer selling season into the Holidays. This is very typical for most real estate models.
Home sales did drop by a larger than expected margin when compared to September 2013 where sales were at record highs. Even still, no area saw catastrophic declines while Areas 2 and 20 performed better than the rest.
Louisville Real Estate Reports (period ending September 2014)
Better than average sales given what the entire market did in September. Prices are doing their seasonal decline as expected.
The results for September 2014 for Area 3 are representative for what the entire Louisville real estate market did with sales trailing the previous year and home values dropping as we head into the Winter months.
Home sales in this MLS area are what we would expect but seeing home prices rise is a bit of a surprise and positive news for Area 6.
September was an average month for Area 7 with prices declining and home sales trailing the previous year.
Area 8 got a little bump in home values compared to August but home sales, like most of Louisville, are down from last year.
Similar to Area 7 (and most of the city) we see prices declining and home sales moving lower as expected in this part of Louisville.
A better than average performance here in this portion of Oldham County with still trending higher and sales activity only slightly behind last September.
This portion of Oldham didn’t perform as well as its neighbor to the North with sales down and values declining at a greater rate.
I’ve also updated the Quarterly Louisville MLS areas this month.

- Area 5: Auburndale, Fairdale, Iroquois Park, Shively Homes
