Welcome to Louisville real estate reports for September 2013!
August did not perform as well as July in Louisville home sales, which is typically the case. But for some reason, August 2012 did much better than the month it followed.
This makes our comparisons a bit odd.
For several Louisville MLS areas in this survey, August home sales lagged behind the previous year’s numbers. This is not something we would expect to see while the 2013 real estate improvement is still underway.
Home values were a mixed bag with more moving higher than lower and one, Area 6, breaking it’s all time record.

Louisville Real Estate Reports (period ending September 2013)
Home sales have trailed off in Area 2, this while most of the city is still roaring along. But never fear, prices are moving higher which should soothe the homeowners in this part of Louisville.
Here we see a massive spike in home values… wow! From $207,125 in August to $250,000 in September? Are you kidding me? This while homes are flying off the shelves. Other than that strange June report, Area 3 is as healthy as an ox, so to speak.
This area is a big reason why home sales are up so big when you put all the MLS areas together to form Louisville proper. When you sell more homes in September than you did in August, you must be doing something right Area 6.
Both metrics are looking pretty solid for Area 7 with the price trendline moving upward at a sharp angle. Louisville home sales for this area are looking good.
Like Area 6, we see September outperforming August here. Amazing. The last four months of home prices are also improving an already healthy sector.
Another good month here as well. Is this getting repetitive? I think so. And homeowners here should be happy with this track record.
Not the best month for Area 20 as we see prices dip below the trendline, which hasn’t performed well of late. Home sales are better here than last September but not making any news, especially compared to some of the other high powered MLS areas.
A little better and little more erratic than North Oldham, this area saw home sales exactly match last year’s total, which wasn’t too shabby. Home prices aren’t moving in the right direction though, which is something to keep an eye on.
