Welcome to Louisville real estate reports for May 2014!
Only two of the surveyed Louisville real estate MLS areas showed any kind of strength during May 2014. It’s going to be quite difficult, if not impossible for 2014 to match the results we experienced in 2013.
The two exceptions are Areas 2 & 9, where both Louisville home sales and the median home sale values were quite exceptional when compared to the rest of the city.

Louisville Real Estate Reports (period ending May 2014)
Area 2 appears to be one of the healthiest areas in town with both metrics beating the previous year, which isn’t happening in other parts of Louisville real estate. Nice!
May home sales during 2013 were quite the anomaly, it just doesn’t look right. Perhaps agents didn’t enter their sold properties on time or something. In any event, this year did not come close. At least prices didn’t drop too far.
Not the best month for Area 6 during May as home sales have been sluggish and fell far behind the previous year. Home prices just missed the trend line but aren’t improving at a rate that would garner support from those looking for improvement.
After a period of flat home values, we finally see a healthy jump with the highest median sales price since last June. Home sales, while improving, are still trailing the previous year.
Similar to Area 3, trying to match May sales from 2013 is going to be next to impossible. Any hopes of catching the previous year has left the building. Values are steadily moving higher, which is positive.
Much better results during May for Area 9, as home sales just barely missed the previous year and are up big over April. Combined with values moving much higher, this is great news for this Louisville MLS area.
Home sales just missed matching last year in Oldham County Area 20 and values are much better than they have been over the Winter. Look for continued increases in prices as we head into the Summer.
Not nearly as strong at Oldham Area 20 but I guess you could call May results… decent? The overall trend towards lower values in this MLS area says more about what’s selling now than what is happening with home appreciation.
