Most MLS areas performed better than expected in April. Our winner is clearly Area 7 with remarkable improvement in the median home sale price pushing their trend line steeply higher.
Both Oldham County areas, along with Areas 8 & 9 saw disappointing results. A portion of which can be attributed to previous success but not quite all. Look for better gains going forward.

Louisville Real Estate Reports (period ending May 2013)
Incremental gain in home sales for Area 2, very much last the previous month. But unlike the previous month, home prices here took a hit, this while the rest of Louisville real estate areas are seeing increases. Not a good month.
Unlike Area 2, this Louisville MLS area saw strong growth in the value of homes sold during the month. At the same time sales far outpaced a high volume May 2012. Solid!
Home values remain somewhat horizontal in Area 6 while sales continue to completely destroy last year’s numbers.
The upward trend in home values has appeared to level off while still being healthy. Louisville home sales in this area are another story: one of great success! 172 homes were sold in this area during the month, compared to just 130 for last May.
Area 8 is not seeing the major improvement of home values that we find in other areas, at least not yet. Also home sales are somewhat sluggish. Could this be a sign that more of the high end buyers are choosing Areas 3 & 9 over this one?
Solid boost in home values up to a media of $223,000 for the month! A couple more months like this and the trend-line will start to lever. Home sales were also good but not great, especially compared to last month’s strong showing.
Sales still continue to drag thus far after an outrageous January. At least home values have jumped above the trend this month.
Bettering its neighbor to the North, home sales in this portion of Oldham were a bit stronger in May. Home values continue to be mostly flat.
