Most MLS areas performed better than expected in April. Our winner is clearly Area 7 with remarkable improvement in the median home sale price pushing their trend line steeply higher.
Both Oldham County areas, along with Areas 8 & 9 saw disappointing results. A portion of which can be attributed to previous success but not quite all. Look for better gains going forward.

Louisville Real Estate Reports (period ending April 2013)
Solid month for Area 2, especially with the big jump in home prices. Typically, the months with the highest bump in transactions, it means prices have held steady or even dropped. Not so here. Good job!
Much like Area 2, this area saw a slight improvement in home sales over April 2012 with a nice bump in home prices. The $229,000 was the highest median home sale value since October 2011.
Back to back big months for transactions in Area 6, absolutely destroying last year’s numbers. Values are also improving, which is finally tipping the trend line upward.
Breakout performance goes to Area 7 for both metrics. Home prices are moving faster than any other area in our survey. This while, the 150 homes sold dwarfs the mark set last April of 109.
While our other monthly areas are performing better than expected, Area 8 was a dud in April. Transactions couldn’t be the previous year and values dropped to their second worst showing of the year.
Strong growth in sales for Area 9 but prices dipped below and upward moving trend. Look for May to be better.
Disappointing month for North Oldham as prices continue their slide, even if it’s just by a small amount. Home sales here missed last year’s mark by a single home. I also expect improvement from this area come next month.
Almost a mirror of Area 20, this portion of Oldham County couldn’t match the pace set in Jefferson. It’ll be interesting to see how things move heading into the Summer selling season.
