Welcome to our Louisville real estate charts for January 2015. It’s a very mixed bag this go around with some areas showing surprising growth in activity while others lag behind.
The biggest winners this month were Area 9 and Area 21 where both metrics saw gains. Other areas did, as well, while a few were dropping points during January.
Louisville Real Estate Charts (period ending January 2015)
January was a strong month for Area 2 with home sales outpacing the previous year and prices already moving higher despite the Winter lull.
While it was a great month for Area 2, it was quite the opposite for its neighbor to the North. The median home value simply crashed, dropping $60k in a single month. This while home sales activity was down by 8 less properties sold when compared to January 2014.
Area 6 followed this downward trend as well with both metrics showing negative movement. Value typically dip through the Winter months but comparing sales for year-over-year, 2015 fell short.
Nice January for Area 7 with home sales up 11 units and home values only dipping slightly. Second straight month for improved activity.
Area 8 behaved similarly to it’s neighbor to the South with home sales up for January and prices moving downward.
The best performing area in this survey was Area 9 where both metrics improved with more homes sold this January at the same time as prices remain above the trend-line.
The number of homes sold in January fell two short of the previous year. The media sales price dipped as well, which is typical for the season.
Area 21 didn’t perform as well as December but that was a crazy great month for sales in South Oldham. Beat the previous year in January is still quite good. Especially when you see home values moving up!
