Louisville Housing Market Reports for November 2010

Only two (Areas 3 & 20) of our monthly reporting areas saw increases in the number of homes sold compared to the previous year. This means six areas saw less activity. But for all of Jefferson county, November beat October.

Home prices generally increased in November citywide which could be a sign that traditional annual appreciation rates of 4%-5% will be returning in 2011.

Monthly Reports: Period Ending November 2010

• Louisville KY Housing Report: Area 2: Butchertown/Highlands/Germantown
  After big spike in November, values returned to trendline. December sales just shy of previous year.
• Louisville KY Housing Report: Area 3: Clifton/Crescent Hill/St. Matthews
  Very healthy increases in both home values and sales during final two months of 2010.
• Louisville KY Housing Report: Area 6: Buechel/Highview/Okolona/Fern Creek
  Values bounce upward as home sales match previous year.
• Louisville KY Housing Report: Area 7: Jeffersontown/Fern Creek/Hikes Point
  Home prices spot on trend line while transactions trail behind other areas and last year.
• Louisville KY Housing Report: Area 8: Middletown/Hurstbourne/Douglass Hills/Anchorage
  Prices hold steady. Sales in this area just slightly behind previous year.
• Louisville KY Housing Report: Area 9: Prospect/Anchorage/Glenview/Lyndon
  Home values still trending upward. December beats previous year for the first time since June.
• Louisville KY Housing Report: Area 20: Oldham County N-I71
  Prices take a massive drop. (I’m skeptical that this data is accurate. -Editor) Sales also behind previous year’s numbers.
• Louisville KY Housing Report: Area 21: Oldham County S-I71
  Values continue to bounce up and down, trend stays flat. Transactions best previous year for second straight month.

Quarterly Reports

• Louisville KY Housing Report: Area 0: Central Downtown District/Old Louisville
  Strong gain in value while sales also beat previous year.
• Louisville KY Housing Report: Area 1: Downtown/Old Lou./Shively/West Lou./Butchertown
  Home prices continue decline as sales also lag behind.
• Louisville KY Housing Report: Area 4: Pleasure Ridge/Valley Station/Shively
  Second half of year saw values return to starting point. Transactions clearly lagging behind in this area.
• Louisville KY Housing Report: Area 5: Auburndale/Fairdale/Iroquois Park/Shively
  Home prices improving over mid-year drop as December saw very positive gains in sales.
• Louisville KY Housing Report: Area 11: Bullitt County
  Prices drop to worse level of the year. Sales are off 33% of previous year.
• Louisville KY Housing Report: Area 19: Spencer County
  Home values regain lost margins while sales actually beat December 2009.
• Louisville KY Housing Report: Area 30: Shelby County
  Monthly drop in values but trending upward still. Transactions nearly a match for previous year.
