It’s becoming clear that 2011 will not be the year when Louisville real estate breaks out of its doldrums. Other than a couple of star areas in Jefferson County and some growth in surrounding counties, both home values and sales activity were down for the month.

Monthly Reports: Period Ending June 2011
After a disappointing May, June bounced back to be one of the few areas that beat the previous year in home sales. Prices were still quite flat, unfortunately.
Area 3 continutes to impress as the standout performer in Louisville real estate. Home prices held steady with last month but sales activity surpassed the previous year and could continue into the Summer.
June was a very bad month for home sales in Area 6 with a major drop in activity. Home prices continue their descent as this has become one of the poorest performer areas in our MLS.
While not as poor as Area 6, Area 7 did not have a good sales month in June. To make matters worse, home prices took their biggest hit of the past 12 months. Everything is cyclical but it wasn’t like Area 7 needed a major correction from past stellar performance.
This area performed a bit better than Area 7. Home prices again dipped and sales haven’t caught up to previous year numbers in 5 of the past 6 months.
Home prices have risen steadily in Area 9 for more than a year. Sales still trail behind previous year marks but June wasn’t as bad as May.
Another great month for Area 20 in both sales and home values. One of the few winners in our monthly reports, this portion of Oldham County is reaping the benefits of other area’s poor performance.
Home prices continue to move upward as sales strive to keep up. Typically, when prices increase dramatically, sales dip but both Oldham County areas have performed quite well.
